It restores and protects the asphalt you already have. On a commercial lot that means repaving worn areas with an overlay or a mill and pave, rebuilding sections where the base has failed, patching potholes, sealcoating, and restriping the layout. Concrete curbs and drainage repairs are often part of the same visit.
No. Our work is on lots that already exist. We repave, overlay, mill and pave, and rebuild failed areas with full-depth reclamation, then handle the patching, sealing, striping, concrete and drainage that keep the lot working. If your property already has a paved lot that is wearing out, that is the job we quote.
Book a free on-site assessment. We walk the lot, measure the areas that need work, look at the base and the drainage, and send an itemized quote that prices each part of the scope separately. That lets you compare bids line by line and phase the work if the budget calls for it.
Every job starts from a lot that is already in place, and most combine two or three of these.
When the surface is worn but the base still carries traffic, a new layer of hot mix asphalt restores a smooth, dense surface without tearing the lot out. The asphalt overlay and resurfacing page explains how to tell whether your lot qualifies.
Milling grinds the old surface to a set depth before new asphalt goes in, so curbs, gutters and doorways keep their height and cracked material comes out instead of being buried. Next to buildings and curb lines, milling and paving is usually the right way to resurface.
When the base has failed, reclamation pulverizes the old asphalt with the damaged base, blends it, often with a stabilizing additive, and compacts it into a new base before fresh asphalt goes on top. See full-depth reclamation and base repair.
Potholes, failed edges and broken sections are cut out square, rebuilt in depth and compacted so they hold under traffic. Our pothole patching and asphalt repair work also covers section replacement and puts hazards at entrances first.
Sealcoat slows sun and water damage and gives the paint a dark background, and restriping follows the cure with stalls, fire lanes and accessible spaces laid out to code. Read about parking lot sealcoating and parking lot striping.
Catch basins that have settled, cracked or filled with debris are rebuilt or reset, and low areas are regraded so water reaches the inlet. These drainage and catch basin repairs are priced with the paving so surface and inlets finish at matching grades.
Call an asphalt company when the problem is in the pavement itself, not just the paint.
A typical job runs in five steps, with part of the property open throughout.
We measure each area, note base condition and drainage, and split the lot into sections so entrances, the fire lane and the accessible route stay usable.
Failed areas are cut out and rebuilt first, cracks are cleaned and filled, and catch basin frames are set to the new finished grade.
A milling machine removes the worn surface, commonly 1 to 2 inches on a parking lot, or a reclaimer rebuilds the base where it has failed.
A tack coat helps the new layer bond, then hot mix asphalt is placed with a paver and compacted while hot. Parking lot overlays are commonly 1.5 to 2 inches thick.
Cars can typically use a section the day after it is placed, once the mat has cooled, while heavy trucks wait longer.
The price depends on how much of the lot needs work and how deep the repair goes. An overlay costs less than rebuilding the base. These factors move a quote:

Permits depend on the work and the city or county. Restriping an existing layout usually does not require one, while resurfacing that changes drainage and changes to accessible parking often do. The paving FAQ covers the details.
