Full replacement of a commercial asphalt parking lot in Miami usually costs about $2.50 to $7.00 per square foot, so rebuilding a 20,000 square foot lot of roughly 60 spaces typically lands between $50,000 and $140,000, and a mill and overlay on a sound base costs less. A full replacement starts with pulverizing or removing the old pavement, then a compacted limerock base with drainage set for South Florida rain, then hot mix asphalt laid and rolled in one or two courses, and the lot is striped once the surface cures. An overlay on a mid-size lot often takes 2 to 4 days phased by section, while a full rebuild of an existing lot runs 1 to 3 weeks depending on base work and inspections. Request a quote with your lot size and what you are seeing on the surface to get a figure for your property.
As a parking lot contractor, Miami Parking Lot Paving covers the full life of an existing commercial lot: repaving and overlays, milling and paving, full-depth reclamation of a failed base, pothole and crack repair, sealcoating, striping, concrete curbing and ADA upgrades. One estimate covers the whole scope, so a property owner or manager is not stitching together 3 vendors for one lot.
No job is too small. A 12-space lot behind a restaurant gets the same site walk and written scope as a 400-space shopping center. If you manage more than one property, we can assess several lots on the same visit and give you one plan with priorities and a budget order.
Start with a call or the estimate form. Tell us the property type, the rough number of spaces and what you are seeing on the surface, and we will schedule a site assessment at a time that does not interrupt your tenants or customers.
Nine parking lot paving services cover everything an existing commercial lot needs, from repaving a worn surface to routine upkeep. Each service page explains the signs you need it, what the work involves step by step, what drives the cost, how to limit disruption for tenants and customers, and the questions to ask before you hire anyone.
Repaving existing commercial lots: overlays where the base holds, milling at curbs and doorways, and rebuilt sections where it failed, phased so the property stays open.

Catch basins rebuilt and reset to grade and low spots corrected, so afternoon storms drain off instead of standing on the asphalt.
More on drainage and catch basins βWe work with every kind of commercial property in South Florida, from a single storefront to a logistics park. Each property type puts different pressure on its pavement, so the scope, the schedule and the phasing change with the property.
Constant turnover, delivery trucks at the back and customers who judge the store by the lot. We phase work by section so stores stay open and the main entrance is never blocked during business hours.
A 10-to-30-space lot is still a lot. Potholes at the entrance, faded stalls and a missing accessible space cost customers and invite complaints. Small repairs and restriping are often finished in a single visit.
Tenants expect a clean lot and clear signage. We schedule paving and sealcoating for evenings and weekends and coordinate tenant notices with property management ahead of each phase.
Loaded trucks and forklifts break down standard asphalt. Heavy-duty sections, reinforced dock approaches and concrete pads where trailers park keep the yard working between repairs.
Private roads, resident parking and guest spaces used every day. We plan phases, notices and temporary parking with the board or manager before the first truck arrives.
Peak traffic on specific days and hours, plus a high share of visitors who need accessible parking. We plan around service and school schedules and review the ADA layout as part of the estimate.
Private roads and larger driveways for communities and businesses are part of the same scope. If your property type is not listed, call and describe it.
Every project follows the same 4 steps: a site assessment, a written scope and estimate, scheduling around your business hours, and completion with fresh striping. You know the plan before any equipment arrives.
We walk the lot with you or your manager and look at the surface, the base condition where it shows through, drainage, curbs, striping and accessible parking. Photos and notes go into the estimate so nothing is quoted from a guess.
You receive a written scope that separates repair, resurfacing and replacement options and states what each includes. Cost drivers are spelled out, so if you want to spread the work over 2 budget years, the estimate already shows how to split it.
Paving, sealcoating and striping can run at night, on weekends or in phases by section. We plan closures with you, post notices for tenants and customers, and keep entrances and accessible routes open wherever the layout allows.
The job ends with striping that matches an approved layout, including accessible spaces, fire lanes and directional arrows. We walk the finished lot with you and note the maintenance that will keep it in shape.
South Florida asphalt is attacked from the top by sun and from the bottom by water at the same time, so the mix, the base and the drainage all have to be planned for it. Here is what each local condition means for your lot.
As a ballpark, full replacement of a commercial asphalt lot in the Miami area runs roughly $2.50 to $7.00 per square foot when the base is rebuilt, and overlays and repairs usually cost less per square foot. Treat that as a ballpark, not a quote. The real number comes from the lot in front of us, and these are the factors that move it:
For a full breakdown of how full replacement, overlays and repairs compare, and how to read 3 estimates side by side, see our guide to parking lot paving cost in Miami. Every other service is quoted from a site assessment, and each service page describes what moves its price instead of guessing at a figure.
The base decides it. If the base under the asphalt is sound, repairs or a resurfacing overlay will usually solve the problem for a fraction of the cost of replacement. If the base has failed, new asphalt placed on top of it fails again quickly, so replacement is the only fix that holds.
| What you see | Usual answer | Why |
|---|---|---|
| Isolated potholes, a few open cracks, small sunken spots | Repair | The surface is damaged, not the base. Patching and crack sealing stop water from reaching the base. |
| Widespread surface cracking, fading and rough texture, but the lot drains and does not move under a loaded truck | Resurface | Mill the top layer and lay a new overlay on the sound base. |
| Alligator cracking across large areas, rutting, heaving, and water that returns to the same spots after patching | Replace | The base has failed. Remove the pavement, rebuild the base and pave new. |
In most cases the answer is mixed: replace the failed dock approach, overlay the customer parking and patch the rest. That is why the written estimate separates the options by area of the lot instead of giving one number for everything.
Signs the base has failed: cracks in a connected, alligator-skin pattern; areas that sink or spring under a loaded truck; patches that break up again within a season; and water that ponds in the same places after every storm. When it is unclear, your local paving professional will confirm the base condition during the site assessment before recommending a scope.
Enter the total number of spaces in your lot and the calculator returns how many accessible spaces and van-accessible spaces the 2010 ADA Standards require, plus a checklist of Florida's added rules for space width, access aisles and signs. The minimum count changes with lot size, hospital and rehabilitation facilities follow different percentages, and each parking facility on a site is counted separately, so a guess is often wrong in both directions.
Use it before a restriping or sealcoating job, when you are buying or leasing a property, or when a tenant or visitor raises a complaint. If the lot comes up short, the ADA compliance service page explains what the fix usually involves.
