How the services combine on one job

A South Florida calendar for this work

Almost all of it can be done in any month here, but the calendar decides how it is scheduled. The drier stretch from November through April gives the widest windows for sealcoating, overlays and new paving, while the wet months narrow the work to mornings and force more phasing.

Budget cycles matter as much as weather. Managers working a fiscal year and boards working from a reserve study usually book the assessment months ahead, and the written scope keeps the sequence honest so a lot is not sealcoated in the year before it needs an overlay.

New Construction and Resurfacing

These are the two big jobs, and the base decides between them. New paving rebuilds from the ground up; resurfacing replaces the worn surface over a base that still works. Both are phased so the property stays open.
